Carrollton of New Orleans Real Estate and Community Info

Carrollton is a neighborhood in New Orleans. It is often referred to as Uptown, but Carrollton has its own history. As home to Tulane and Loyola universities, Carrollton has the feel of a college town, with great music, arts, and culture. The neighborhood is east of the Mississippi River, and is bounded, in part, by the famed St. Charles Avenue as well as Jefferson Parish. Locals delineate Carrollton as East Carrollton, West or Upper Carrollton, Carrollton Riverbend or Riverbend (close to the river), and Pigeon Town (close to Jefferson Parish).

History

Carrollton was established as a rural resort community, and by the late 19th century had a racetrack, gardens, hotel, and train station. Locals would take “long” train rides up St. Charles Avenue for holidays here. The neighborhood survived Katrina, due to the high ground of the Carrollton Spur.

Shopping and Dining

Oak and Maples Streets have a number of boutiques, restaurants, coffee shops, bookstores, art galleries, and more. Many neighborhood commercial spaces are converted Victorian houses, giving the area a uniquely charming, independent feel. Locals are proud of the well-established, locally-owned businesses that give the district its character and strong spirit, including Maple Street Bookstore, Angelique Clothing and Victoria’s Shoes, Ah-Ha, Total Woman, Filly, Funky Monkey, Gae-Tana’s, Ann Koerner Antiques and Bush Antiques. There are two nearby art markets, Freret Market (a Post-Katrina food, flea, and art market that hosts an annual festival) and OCH Art Market (named for its historic location on Oretha Castle Haley Blvd). Locals can hop on the streetcar and/or walk to numerous restaurants, bars, coffee shops, and cafes in Carrollton. Some favorites include Maple Leaf Bar, Le Madeline, Lebanon’s Café, Little Tokyo Small Plates & Noodle Bar, Oak Street Café, Boucherie, Dante’s Kitchen, Brigsten’s, and Café Granada.

Parks and Recreation

Audubon Park is part of Audubon Nature Institute, which has a zoo, aquarium, insectarium, IMAX theater, park, golfcourse, and café. The park itself is an urban oasis, with a jogging trail, sports fields, playgrounds, and lagoon. The riverside portion of the park is known as “The Fly,” a popular destination. The campuses of Tulane and Loyola offer residents and visitors green space as well as arts and cultural programs. Among the notable offerings presented by these institutions, Diboll Gallery at Loyola University showcases Belgian Congo artifacts and rotating exhibits while Lupin Theater at Tulane University hosts an annual Shakespeare festival.

The neighborhood itself is great for touring Victorian architecture. Other historic sites include Old Carrollton City Hall, a neoclassical building that is now a school. John Kennedy Toole’s House is the  “A Confederacy of Dunces” author’s former home. Palmer Park hosts the Art Market of New Orleans. Music is an integral part of the city’s rich culture, and Carrollton has several venues that offer live music, including Carrollton Station and the aforementioned Maple Leaf Bar.

Living

Carrollton real estate includes historic Craftsman bungalows and Victorian homes, many of which have been renovated. Large rooms with high ceilings, pine floors and pocket doors are common, and many structures include front porches and green spaces. Carrollton real estate is affordable for many, with homes for sale ranging from the $200,000s and upwards. Grand manors, lovely townhomes, and Shotgun homes make up Carrollton’s real estate market.

Schools, Health, Transportation
